Turning Point Clouds
into accurate 3D Models

Project
Overview

DCMS conducted a detailed 3D laser scan and reality capture survey for this 291,798-square-foot public secondary school located in Pointe-aux-Trembles, Quebec.

The client required high-accuracy as-built documentation to support a major modernization project, ensuring that every architectural detail was precisely recorded to streamline renovations and compliance with safety standards.

Deliverables

  • High-Density LiDAR Point Cloud Data – Providing precise spatial information for renovation planning.

  • Georeferenced Orthophotos & Drone Roof Plans – Assisting in large-scale site modernization.
LOD 300 BIM Model & 2D CAD Drawings – Delivering structured, renovation-ready documentation.
Virtual Matterport Walkthrough – Allowing facility managers and architects to assess conditions remotely.

Our Role & Technology

To ensure comprehensive documentation, DCMS utilized terrestrial LiDAR scanning and aerial drone photogrammetry to capture both interior and exterior details of the school building.

Our approach allowed architects, engineers, and facility managers to make data-driven decisions for the renovation process.

  • 3D Laser Scanning (LiDAR) – Capturing every architectural and structural detail with millimeter accuracy.

  • Aerial Drone Surveys – Generating roof plans, site layouts, and georeferenced imagery for facility upgrades.

  • Point Cloud Processing – Transforming scan data into structured as-built documentation.

  • LOD 300 BIM Model & 2D CAD Drawings – Delivering detailed floor plans, sections, and elevations.

  • Matterport Virtual Walkthroughs – Allowing project stakeholders to explore the facility remotely and plan renovations effectively.

Key Challenges
& Solutions

  • Extensive building footprint: We used multi-zone scanning and drone flights to cover interior and exterior areas efficiently.

  • Facility in use: Our workflow minimized disruption while scanning occupied school spaces.
Multi-stakeholder planning: Virtual walkthroughs and BIM models supported effective collaboration across disciplines.
